Founding Partners – Executive Overview

Aiyon Capital is led by four Managing Partners whose backgrounds cover the full strategic spectrum of today’s investment landscape: real estate development, tech, venture financing, green-tech, energy efficiency, and large-scale operational management. Each partner brings a distinct vertical of expertise, and together they create a unified platform capable of structuring, developing, and scaling investment opportunities across multiple asset classes.

Their combined experience extends across institutional advisory, complex development projects, capital allocation, portfolio scaling, and technology-driven operational models. This complementarity allows Aiyon Capital to approach investments with both entrepreneurial agility and institutional discipline. ALEXANDRU BOGHIU

Alexandru Boghiu is an entrepreneur in proptech, real estate, and investment, currently serving as CEO and co-founder of The Mavers, a company launched in 2020 that develops data analytics platforms, digital tools, and technology solutions for real estate developers. Through  Mavers, he actively invests in proptech startups, acting as an angel investor in companies such as Bright Spaces, where he participated in the EUR 1.5 million funding round.

Before founding The Mavers, Alex held the role of Digital & Technology Director at CBRE Romania, contributing to the digital transformation of one of the world’s leading real estate consultancy firms. Earlier in his career, he played a significant role in the Petrom City development project, co-founded and later exited AlphaBeta, and worked in consulting at PwC and Contrast Management Consulting, where he managed large-scale projects for major clients, including Petrom.

Today, he is a recognized voice in real estate technology, investments, and digital innovation, appearing regularly in specialised publications such as Investment Reports and Business Insight, where he analyses market developments and the technological trends shaping the future of the real estate sector.

IONUȚ NICOLESCU

Ionuț Nicolescu is a real estate developer and entrepreneur currently leading Grand Development, a company focused on premium residential and branded hospitality projects. He is overseeing the development of Radisson Blu Grand Mountain Resort, the first luxury branded villa resort in Romania, set to open in Q4 2026 — a project that brings a new standard of high-end hospitality to the local market.

Before consolidating his focus on development, Nicolescu co-founded and later exited two relevant players in the Romanian real estate ecosystem: Meta Estate Trust, a real estate investment holding, and SVN Romania, where he acted as the brand’s master franchisor. He also managed the Coldwell Banker franchise in Bucharest, one of the early steps that positioned him in the advisory and brokerage segment.

His strategic exits and continued involvement in large-scale developments have made him a recognized figure in the Romanian real estate sector, with regular appearances and insights featured in Forbes Romania, Ziarul Financiar, Profit.ro, and other leading publications.

CRISTIAN DANCIU

Cristian Danciu is an entrepreneur with expertise in green-tech, smart-city solutions, and energy efficiency. His early career includes co-founding Triptic Studio in 2013, an architecture and interior design company that later became the launch platform for several technology-driven projects.

In 2018, he co-founded Green Spots, a smart-city startup developing solar-powered public stations. The project won “Project of the Year in Smart Energy” at the Smart City Awards in 2019.

In 2021, he co-founded Charger.ro, a green-tech marketplace integrating electric vehicle charging solutions, photovoltaic systems, and smart mobility products. The company secured EUR 245,000 in its first investment round, led by ATM Ventures and several industry-focused business angels. Charger.ro now collaborates with more than 70 manufacturers and service providers, and recorded a six-fold revenue increase in 2023 compared to 2022.

Cristi Danciu is often invited to speak at real estate, energy, and smart-city conferences, and is regularly cited by outlets such as Ziarul Financiar and StartupCafe.

At Aiyon Capital, he contributes financial expertise, deep sector knowledge in sustainable technologies, and a strong focus on structuring investments with long-term resilience.

RĂZVAN CALIȚA

Răzvan Calița is a real estate professional with more than 15 years of experience in franchise-based brokerage and regional expansion. Between 2009 and 2025, he served as Managing Partner of Coldwell Banker Alpin Brașov, where he led transaction services, advisory operations, and market development across the region. His expertise earned him speaking roles at CPI conferences and recognition within the nationwide real estate community.

In 2025, he founded The Seller & Partners, a full-service real estate company based on a franchise expansion model. The company quickly opened new offices in Suceava and Iași, with plans to expand into all Romanian cities with over 200,000 inhabitants. His approach focuses on professionalized brokerage services, sales optimization, and replicable operational frameworks for regional scale.

Calița is frequently featured in Imobiliare.ro events, local business reports, and real-estate networking platforms as a specialist in residential transactions and market expansion.

At Aiyon Capital, he brings operational expertise, franchise growth experience, and a deep understanding of regional real estate markets and consumer behavior.
